More Information About Our Property Management Services
Prospective Tenant Qualifications
- Please make sure location works for you before scheduling an appointment. We show properties Monday-Friday from 9AM-4:30PM.
- Mandatory check-in for safety and security purposes at our office before viewing property or verification through online showing program.
- $65 non-refundable application fee—two people per application. Anyone over the age 18 must be on the application.
- Current and previous landlord verification (no evictions accepted).
- Credit and background checks (copy of credit report available upon request-guidelines 600+).
- Bankruptcy within the past 7 years not accepted.
- Verify employment income (combined minimum net income equal to three times the monthly rent).
- All of our homes are smoke free.
- Pet Policy: No pets are allowed in apartments. Maximum of three pets per property. No breeds or mixes with the locking jaw such as Rottweiler’s, Dobermans or Pit Bulls are allowed in a property. $350 per pet deposit. Any exception require owner approval.
- Security Deposit: One month rent security deposit.
- Upon application approval, lease is signed within 48 hours and deposit(s) is/are paid.

Property Management Services
Our goal as your property manager is not to be a low cost manager, but we strive instead to be a low risk manager. Our property management services include finder’s only services as well as sales market property management services.
- Single family, duplex and multi-family units.
- Trained and licensed professional team members.
- Establish rents that are marketable based on current market conditions and the competition.
- Assure that all components of the property are safe, operable and in good condition.
- Owner approval and signature for applications.
- Strict collection of rents and other fees, directly depositing funds to your bank account each month.
- Disburse appropriate funds for any expenses your property may incur.
- Direct deposits for monthly rents within three business days of us collecting rent.
- Emailed financial reports on 10th of each month.
- Online owner web access to view monthly and year end accounting statements, inspection reports with pictures.
- Move in, move out, annual, crime free and city inspections.
- Ongoing exterior and interior inspections.
- Security deposit reconciliation.
- Lease enforcement and eviction processing.
Maintenance Coordination
- Hire and coordinate experienced, licensed/bonded and insured independent contractors.
- No mark ups on maintenance charges.
- Inform owners of repairs and repair costs while negotiating the most reasonable rates.
- Approval obtained from owner if over $200 and not an emergency.
- Pictures available of work needed or completed.
- Online maintenance requests.
- Heating and AC services.
- Plumbing and sewer services and repairs.
- Electrical services and repairs.
- Roof repair and replacement.
- Landscape and lawn maintenance.
- Vinyl or carpet installation.
- Painting.
- General and carpet cleaning services.
